Buying real estate at a profit

While it may sound like a good idea to buy real estate only if you are realizing a profit going in, this may not be feasible. I have always tried to buy property while prices are going down, which is exactly the opposite. This has given me more freedom in the way of financing terms, amount of down payment, and other extras during the escrow period. I generally do not intend to sell the property for several years so I more than make up any profit I lost during the purchasing of the property.
